There is so much out there about “Tenants Rights” and little to nothing about Landlord’s Rights. Hopefully this page will be the beginning of a list of rights that you, the Landlord, can expect.
- Landlord has the right to rent to an applicant who is best suited for the size of the rental as well as the cost.
- Landlord has the right to expect Tenant will take care of the rental because it is the Tenant’s home.
- Landlord has the right to be notified immediately of any serious problems that may occur; such as leaks, breakdowns of appliances, etc.
- Landlord has the right to be given the Rent when its due without having to chase down Tenant.
- Landlord has the right to expect that Tenant will use the rental as a home and not as an outside business for either legitimate or illegitimate business.
- Landlord has the right to be treated with respect by Tenant, Tenant’s family and household members and Tenant’s guests.

our previous tenants are suing us bec they don’t get why they did not get 100% of their security dep back. Initally we had hoped that all we’d find was some additional cleaning and some updated painting but each day brought more and more damages; so much so that by the time it was all tallied, damages far exceeded their security deposit. However, we were not planning on suing for the additional money – until we found they are suing us for all their money back. !! I have quite a few pics and all my receites. I even kept the box of piss saturated tiles I was forced to remove from the bathroom floor – which I will bring to court!! My concern is: they filed the suit under just my name – but I am not the only landlord and all their leases & correspondance has both landlords names on them. (they were fully aware of both of us since we lived on the property!) Should I bring this up? I certainly dont’ just want my name responsible for any law suit. We are countersuing now for the additional funds due – any suggestions? Any recommended lawyers I can talk to prior to court??

Is your partner standing up for you? I certainly hope so. And I hope you had a lease or a rental agreement defining obligations in the event of damages…I think they call these ” clauses “. If not chuck this up to tuition.
