Is your partner standing up for you? I certainly hope so. And I hope you had a lease or a rental agreement defining obligations in the event of damages...I think they call these " clauses ". If not chuck this up to tuition.

ALL forms may be obtained at the Schenectady City Court office, second floor of City Hall. Please note that you may NOT ask the clerks for any legal advice.

It is suggested that you review the following links:

http://schenectadylandlords.com/2009/10/17/starting-a-section-8-eviction/

Eviction procedures (for non payment of rent) may be looked at here:
http://schenectadylandlords.com/2009/06/16/eviction-procedures/

We cannot guarantee that the manual is up to date, but we are looking into that now.

Best of luck.

It is very important and legally required that the landlord provide the vacating tenant with a timely, written, itemized list of the DAMAGES for which the landlord is keeping the security deposit. If this hasn't been done, do it NOW and send it certified mail, and regular mail with proof of mailing. Hopefully the proof of mailing, or the tenant's signature on the return receipt will be acceptable to the judge if and when you get into court.

If you have already satisfied this requirement, your only concern should be whether you can demonstrate with photos, etc that the charges were reasonable and legitimate.

By Local Law ALL Landlords have to be represented. Either by yourself or by a manager of some sorts.

We cannot assume that all "absentee landlords" are bad.

Real estate assessments may be found at: http://64.132.212.43/imate/?cty=42

Enter the basic information for the property(ies) you wish to view. To find out the actual taxes paid on the property it is within your right to visit City Hall and get a printout from the tax department. They are always happy to serve you.

So, the absentee landlords ARE represented, so we can met people representing them and we can talk to them. Thank you for the information.

We REALLYT need to be a group of strong, serieux and professional landlords to oppose the absenttees landlords, and to let them know they can not destroy the city. We are not blind, we know Schenectady IS a beautiful old place, but it will be a lot of work to take back the ancien splendor: somebody out there taking the challenge ?

And finally, I am wondering how much real estate taxes those absentee landlords are paying to the city ? Their houses are delapidated, I'am curious to know what kind of assement they received last year ?
