This is really an excellent information, thank you so much.

My last tenant breached her lease by the end of december and I have received 132 demands of information in january. After the first telephone screening, I showed the apartment to 12 of them. 8 of them wanted to rent, but 5 of them refused the credit score screening, and 2 of them lied in filing the informations ( names dit not match / they “forget” their SS # / said they were employed and give the name of a friend as “supervisor”/ etc… )

I think that being landlord in Schenectady is a big challenge, and I would j like to know if ( and when) we are having a meeting in spring ?

In the City of Schenectady a tenant will have paperwork that the landlord fills out and returns directly to DSS. You must have an approved “rental certificate” for your rental unit. If it is Section 8, you must have an inspection done by Section 8 staff. Section 8 is handled through the Schenectady Municipal Housing Authority. Welfare payments are handled through the Department of Social Services.

I have tried to do a strong screaning method, and I failed on 5 tenants on 6 from 2005 to date.

The last tenant lied about everything, including the owner of the unit she was renting. I did not know it, I called the person she mentionned, the name was a fake, or the phone number was wrong, he never returned the call.
Is it a way to know the name of the owner juste by the address ?

Dear you, we should write a book all together, are we ? I have my load of stories ( horror stories ) for the past 6 years of being a landlady ( an old one)

Can you recommend having your camera with you always and take pictures before, and during the lease – and when you have the final inspection the day they are leaving, also.

According to the 2010-2014 Consolidated Plan, City of Schenectady, page 26 : “In 2006, the City of Schenectady again applied for fereral funding [ ... ] ans wsa awarded $1,036,249. This funding is helping to provide lead hazard interim control measures for 100 units of housing in the city”

Do you have any idea how I must proceed to obtain the listing of those 100 units, with owner’s name, adresses et results of the testing/and/or abatement ?

I’ve been through this myself with National Grid, I actually sent them a letter telling them what they did may be against the law. When a resident moves they should call and demand the service be turned off, National Grid then tells the resident to “shut off the power at the breakers” well if they dont you get billed when a new resident moves in.
I’ve also been told by National Grid “someone has to pay for the usage”, my question to them was if I didn’t use it and the resident that just moved is not using it then why am I being expected to pay a bill I never put in my name?
